Documents that help a sale move faster

Having the right paperwork ready gives buyers confidence and avoids delays after an offer is accepted. Requirements vary by property and ownership, so we confirm what applies to you at the appraisal.

  • Title deed (or details of the bond holder if the property is mortgaged)
  • Identity documents of all registered owners
  • Company, trust or estate documents where the owner is not an individual
  • Latest council rates and utility statements
  • Approved building plans and any certificates of occupation or compliance
  • Details of any existing lease if the property is tenanted

Transfer is handled by a registered conveyancer. Tax and rates clearances, and the costs of transfer, should be confirmed with the conveyancer for each sale.

Is the appraisal really free?

Yes. The market appraisal is free and does not commit you to selling or listing with us. It is a professional opinion of the likely selling price, not a formal valuation. If you need a formal valuation for a bank, estate or court, we can refer you to a registered valuer.

How much commission do you charge?

Commission is agreed with you in writing in the sales mandate before any marketing starts. We explain all costs at the appraisal.

How long does it take to sell?

It depends on the property, its price, location and market demand. Correct pricing and a complete set of documents are the two biggest factors we can control together. After an offer is accepted, transfer timing depends on the conveyancers, clearances and the Deeds Office.

Can you sell a property that is currently tenanted?

Yes. We coordinate viewings with the tenants and make sure buyers understand the lease terms. Share the lease details at the appraisal.

Do you sell land, stands and farms?

Yes. We market residential stands, land and agricultural property as well as houses and commercial buildings. Buyers of land ask about title, servicing (water, sewer, roads) and zoning, so have that information ready if possible.
